Go to the Properties page and click "Add Property" in the top right. Fill in the address, type, value, monthly income, and expenses. Click Save and it will appear in your portfolio immediately.
How does the tax calculator work?
Navigate to Earnings & Taxes, then click the "Tax Calculator" tab. Enter your annual gross rental income, deductible expenses, other income, filing status, and state. The calculator uses current federal tax brackets to estimate your liability. This is for estimation only — always consult a CPA for official filing.
Can I cancel my subscription anytime?

Go to the Clients page and click "Send Questionnaire" in the top right. A shareable link will be generated. Copy it and send it to your buyer or seller via text, email, or any messaging app. When they fill it out, their contact info and preferences come directly to your Clients dashboard.
What is the difference between the plans?
Starter ($29/mo): Up to 5 properties, basic earnings tracker, tax calculator, help center. Pro ($99/mo): Unlimited properties, advanced analytics, client questionnaires, expense tracking. Elite ($499/mo): Everything in Pro plus property listings, client messaging, AI assistant, and white-glove support.
How do I get my real estate license?
Requirements vary by state but generally involve: (1) completing a pre-licensing course (40-180 hours), (2) passing your state licensing exam, (3) passing a background check, (4) finding a sponsoring broker, and (5) submitting your license application to your state real estate commission. Go to Earnings & Taxes and click "Add Transaction." Select "Income" or "Expense," enter the amount and category, and optionally link it to a specific property. Your dashboard will automatically show running totals, net cash flow, and monthly trends.

Listing properties for sale or rent is available on the Elite plan ($499/mo). Upgrade your plan from the Pricing page or by visiting Plans & Billing in the sidebar.
